Genesis Housing and the Prisoner of Azkaban

The fact that my upstairs neighbour had her flat broken into and her keys stolen will be of no interest to you. I understand that. I'm not going to revisit the story yet again. I've already risked losing every twitter follower I've ever amassed by doing a near-rant on the subject.

On the other hand, the attitude and behaviour of the housing association who act for my neighbour's landlord have stunk. They've been unhelpful, entitled, incompetent, obstructive, and downright rude, particularly to my flatmate and to my other neighbour. And I DO want as many people as possible to know about that.

So, I've had an idea. I'm going to get google to help me out*

Genesis definitely do treat people with contempt, they bully and have blackmailed me. Their trump card is "you couldn't afford to take us to court". It is a despicable organisation, I would like it closed down and ALL the staff (including the snotty incompetent chief exec) on the dole.

Totally agree! They kept overspending on our service charge for shared ownership flats (by up to £500 per year per person), then expecting us to stump the bill. But we collectively took them on and won!

Been with genisis nearly a year now. And their incompetence has given me the drive to get a new job and own a house out right with no ties to housing associations. I'm a shared owner. And not happy. Bloody chavs and idiots

I have gone through all your comments and I regret to say you are all right. The problem with Genesis is middle management, a bias recruitment program, inexperience and arrogance. Middle managers feel threatened to hire staff with housing experience as it will expose their incompetence. Hakeem biola income manager runs a training school whereby he charges members of the public upto a £1000 but guarantees you a job at genesis after the training, these include people with no experience in housing, waiters,ilegal immigrants etc. The Property managers have no experience in housing also. if they understand what is required they would do it but they don't, hakeem only hires Africans mainly Nigerians. Customers bank details and their finances is also at risk in this unregulated environment, If the police of govt investigate your claims there will be cases to answer.The problem is more wide spread than you think

Genesis up and deciding to no longer do internal repairs that they used to is my issue. started a petition. lord knows if it will make a different. They don't give a crap about their tenants, in my opinion.

I'm so with you in what you are all saying and to the people leaving their nasty irrelevant comments, find something better to do.

I've had a Genesis Housing Association tenant living next door to me for the last four years. She refuses to take care of the front and back garden, has thrown her rubbish out of the window on to the flat roof next to my kitchen, has left broken furniture and mattresses outside the front of the property for months on end. I listen to the tenant arguing and shouting on a regular basis and am subject to her children charging up and down the stairs despite my requesting them to please walk. I've had to soundproof my party wall at my own expense because it just became so unbearable. I've dealt with Halina Selby, Radka Allen (Ms Selby's manager) and Debbie Smith (Housing Manager) all of whom think that to write letters and call the tenant is the only option and that no further action can be taken. According the them "they can't do anything else". I now have in writing (which means absolutely nothing given that they have written letters promising things in the past) that the garden will be taken care of three times a year and that they deem this to be appropriate!!! The thick thorny brambles from next door grow through my fence and break it and I have to repair it at my own cost. I complained to the MD of Genesis and it the complaint was passed down to the very person I was complaining about (Debbie Smith and her team) and I received a letter back from Ms Smith in reply to my complaint! Ridiculous or what.

What I find more amazing is that all three of them think that I am completely unreasonable and that I have no right to complain because their reasoning is that I "can't choose my neighbours." This means that their thinking is such that they therefore don't need to do anything about it other than paying lip service to my complaints. They feel that living with bits of furniture outside of the front property and rubbish collecting on the roof is totally acceptable as well as it is "just a few small things" I didn't work hard all my life to buy my first home in a middle class neighbourhood to have it spoilt by Genesis tenants who have no consideration and definitely have living standards that are not acceptable. I may as well have spent less money and gone to live in some deprived area where I would expect this kind of standard to be prevalent.
After four years of dealing with the incompetence of Genesis and their staff who have such low standards, I am now ready to go forth guns blazing....

I have been a shareholder for 7 years with genesis ha I live in a small one bedroom flat on the Beaufort park estate colindale they overvalued these flats I pay more rent than some leaseholders who have much larger one bedroom flat I have been trying to get an answer fromm them as to why for the last couple of years never got a reply I am now dealing with the sales dept this situation only came to light when we had a residents meeting I paid cash for my 25% share which was £53,750 now when I looked on their sales website a one bedroom appt sold in 2014 and on selling there rent was 2 pence cheaper than mine when I moved in ,in 2008 this person moved in 2009 what was there tent when they first moved in ??? And that is only 1example Genesis are robbers / devious/ liars I am sorry that I had anything to do with them as long as they are overcharging there leaseholder/tenants they then get more money to build more apparts DONT TOUCH GENESIS they are a disgrace.

Just got a reply from genesis valuation/rent dept as why mine flat was overvalued in 2008 it is small one bedroom flat yet I paid 25% cash and then found out that larger one bedroom flats rents are cheaper they are a load of crap they don't care as long as they get your money please please don't have any dealings with this housing association you will be ripped off big time I was one of the first people to move into this block of flats I brought the cheapest flat but down the line it was not the cheapest when other leaseholders got there one bedroom larger flat revalued it was overvalued by genesis by £35.000 which they accepted so there rent was cheaper than mine this is not the only flat that was overvalued they are a disgraceful/gready/money grabbing housing association.

Large association stops building cheap rented homes

A major London housing association has ditched affordable and social rent from its development plans, in a response to George Osborne’s ‘watershed’ budget.


Genesis Housing Association has revealed it will now build only for shared ownership, market rent and outright sale after concluding that the government is ‘no longer interested’ in low-cost rented housing.

The Budget introduced measures to reduce social housing rents, alongside the planned Right to Buy extension and a forthcoming ‘refocusing’ of government housing budgets towards homeownership products.

Neil Hadden, chief executive of Genesis, said: “We are not able, or being asked, to provide affordable and social rented accommodation to people who should be looking to the market to solve their own problems. I do think [the Budget] is a watershed in all sorts of ways.”

I note the way they only do what they're told to do, not what was presumably the original purpose of, for instance, Paddington Housing. I also wonder what Neil Haddon's salary is. Any idea?

I'm not a housing expert, just someone perpetually outraged by the sector and by Osborne in particular and what they're all allowed to get away with.

Woohoo Genesis bashing, my favourite pass-time and I only stumbled upon this blog whilst searching for naked justin bieber pics (kidding).

Where to begin, I own 40% of a property. When I moved in, it turned out after turning on the water, electric & gas that the fridge freezer was broken and the toilet had a leak and wouldn't flush.....so I complained and couldn't get a response, by the time they responded it was nearly the weekend so they said there's nothing we can do until Monday. So, essentially I had to live in a flat with no toilet for 3 days. (So much fun) Luckily I managed to get a plumber/friend out to fix the toilet (which they didn't compensate me for), as for the fridge freezer, it wasn't their responsibility (which is fair enough) but they could have said that at the beginning saving me wasting a few days waiting for someone to get back to me before I realised I needed to contact the fridge freezer company for repairs. So I finally get a comfy house, but no fridge freezer for 2 months, whilst they sent out 2 engineers and eventually agreed it needed to be replaced. I accept there are teething problems when moving into a new build, but the communication (or lack of) was very unprofessional.

So now I've been there for a few years paying the rent and service charge by direct debit (they should take exactly what they need....surely) by the end of the first year my account was in arrears of around £800, So I complained and it turned out the service charge is only an estimate and the costs were in fact considerably higher. So fine! I yield and increase my direct debit by £50/month to pay off most of it over the next year. End of the next year, and my account is still in arrears of approx £700 (even though I was paying an extra £600) so they took it upon themselves to increase my service charge again. Since I've moved in until now (almost 3 years later), my rent and service charge has increased by approx 32% and my account still has arrears of approx £600 even though I'm continually paying more then the estimated costs. I guess this isn't so bad, but the worst part of it is, the service charge is supposed to look after the property, and we have an electrical door system, which randomly decides to crash for hours/days at a time, meaning the door cannot be unlocked and you cannot dial anyone, which makes my life so much more eventful. I'm a young guy, living alone and I don't always return home at decent hours. Which means on numerous occasions I've been trapped out of my own flat and the only response I will get from them is "We will get somebody to come and take a look but it will take up to 4 hours for them to get there". So here's some examples....

1) I returned home late, door and buzzer wouldn't work and I didn't have anyway of contacting genesis or anyone that lived in the block, so I had to sleep in my car until the morning when I could get someone to let me in. (oh, and by the way, I have since had to sell the car due to the extortionate rate of increasing bills from genesis)


2) My gf was staying at mine as she was at a party which was closer to mine than hers. She turns up at 2am, I decide I will take this opportunity to go down and throw out some rubbish & greet her from the cab. I go down, leave the building, go to open the bin cupboards with my fob and it fails, I try again and it dawns on me that the system is down (again). I panic, go to grab the building door but it had just shut behind me, so now we're standing outside in winter, im in a tshirt, shorts and socks. and the door doesn't unlock. The system is completely down, so I can't even buzz a neighbour and ruin their night. Luckily I had the phone number of one of my neighbours. I rang and woke her up at 2am to let us in. I felt so bad.

3) I was up really early and had been out all day mountain biking far away. My phone battery had died around 9pm, I was shattered and the thought of a shower & my bed was extremely pleasing to me. I had returned home at around 11pm to find the door wouldn't unlock, the buzzer wouldn't work and to top it off I had a dead phone. So I had to jump on a bus to a friends, borrow their charger, let my phone charge a bit so that i could call genesis. Their response was a "there's nothing we can do" kind of response. They basically said, we will call the repair company but at this time of night it could take them minimally 4 hours to get there. So I once again, phoned my neighbour (she must hate me) and asked her to open the door from the inside and block the latch so that I could just walk straight in upon my epic journey home. Luckily she had let me in, because when I woke up the next morning it turned out the repair company hadn't showed up.

(This has happened on at least 15 occasions. These were just the most entertaining examples.)

Once when I complained, the person on the phone said "You know you're not the only person that this affects, it's affecting everyone else too" Like that was supposed to make me feel better. I guess misery loves company.

Also I've been told that "the system is due to be upgraded", but they've been saying that for 3 years now. So I'm not convinced. All they need to do is add a manual key/lock system and hand out keys to all the flats (as a back up for when the system is inevitably down again) This may cost around £1000, but it will save them keep having to get billed for call out fees, and then adding that bill to our service charge every time.

So after this rant I guess you can tell I am not best pleased with this company and would never recommend them to anyone.

Maybe I should write all of these complaints on their social media page, as by email I either get ignored or get the same response that they are looking into upgrading the system. When I'm cold and tired and unable to get in to my nice warm cosy bed.

I know in relation to world problems this is in fact very very minor. At least I'm healthy & lucky enough to have a home.....I just get wound up when a company offers a service but once they have your money they fail to respond or offer a professional service.

Hello just read your comment about the crap genesis ha totally agree with what your saying I live on the Beaufort park estate out of my service charges which is very high £816.00 per year goes to the premier estate company yet they don't do anything for genesis leaseholders apart from change the fobs and let you use the business suite ???
We pay for everything else gardening/cleaning of the pavements/roads/electricity etc they have residence meetings genesis leaseholder/tenents are not invited yet the people who are buying privately got new carpets from Italy /CCTV on site decorator etc luckey them there is also a swimming pool/gym/spa genesis leaseholders are not allowed to use them did not say that in the brochure they gave you when you brought off plan anyone who has anything to do with buying a property from genesis have got to be off there head wait till they get there estimated service charges in October they will be in for a big shock DONT TOUCH GENESIS you will be sorry.

I'm also in colindale! I actually took a look at beaufort park, but like you said (in your previous post)they are extremely over priced. I eventually ended up getting a similar property in New Hendon Village for essentially £30k cheaper. The walking distance to the tube station was pretty much the same, Plus I can walk to mill hill broadway in 20 minutes (handy for tube strike days) New Hendon Village isn't as nice looking but I grew up around that way and know it very well.

I've had similar letters telling us the balcony must be kept clear at all times, no bicycles or bamboo(privacy cover) etc. Which means the people at the bus stop can have a lovely view of me eating my breakfast.

The funny thing is one of the reasons I chose this particular flat was because it didn't have a lift, meaning the service charge was cheaper than the rest. The estimated service charge cost when I moved in was £48/month. I'm paying around £70 now. (I need to find the paperwork when I'm home, I've given up trying to track what all of my costs are covering. The flat was £191k when I got it, I own 40% which leaves me paying rent on 60% of the property, my rent + service charge is currently at £408. That seems really high to me). So what does that cover apart from a man running a hover over the steps once a week, lighting, insurance and a door system the only works when it feels like it.

I never realised that shareholds at beaufort park weren't allowed to use the gym & pool. That's a bit pants! That was one of the reasons i was envious of beaufort park. Although there's a "The gym" in colindale which I occasionally use, it's much bigger and it's cheap.

Maybe we should start an "I hate Genesis-HA" facebook group ;)

Hi just read yr comment my rent is £572 + a month and your right about the cleaning the carpets on corridors and stairs are rotten there is going to be a meeting at Beaufort park for genesis leaseholders sometime in September with genesis and the mp gill Sargent for issues with genesis tell all your neighbours and if you like I will let you no what date.

Hi genesis leaseholder here just gt estimated service charge for 2014/2015 gone up once again what will they be next year they are definently overpricing there selves we pay for a few people to sit in a office on the Beaufort estate on there FAT ARSES and do nothing for us this is COLINDAlE ( shit hole) not the f--king westend anyone who buys a share of GENESIS HOUSING must be mad they will only get themselves in debt do yr self a favour DONT TOUCH THEM with a barge pole I hate them with a vengeance .

I am to a shared owner leaseholder and yes they are all incompetent in their roles whatever they may be !

Their accounts staff cant add up or takeaway. Scary, other housing managers etc useless.

What shall we all do start a Club on complaints or all meet at offices one day.

Yes totally agree they are crap here is another issue you and other shareholders shud check the sq footage of your flat they are not the true sizes I no of three flats in the block that I live in 1 had lost 35 sq ft the other 2 lost 25/26 sq ft but genesis are not prepared to discuss the matter so you could be paying for a smaller property than you thought you had they are robbers/cheats/gready/liars.

ANY ONE THINKING OF BUYING A PROPERTY THRU GENESIS DONT YOU WILL BE SORRY.

They put you in debt with the service charges keeps going up we have got a concierge office some flats are paying over £1300 per year for them and they don't have anything to do with genesis then you pay for the rest cleaning/garden/lights/etc .

Continued from above one of my neighbours was told by genesis that they owed over £700 but could not give them the reason why said they didn't no why but had to pay it now they are in debt they done the same to me told me I was in credit of £290 when I asked for the money back they said NO because I owed them over £360 on another account I no it was not true I like everyone else pay by direct debit I have never been in debt with my rent there are lots of people in this block that have got letters for them some amounting to £2000 ??? Yes your right people shud stand up to them .
Any suggestion ???.

Wow, it's so sad I haven't done my research prior to moving into Zenith Close (Colindale). I would kindly advice everyone to stay away from it and avoid any communication with Stuart Crawley - a total d***.

I would advice to communicate with them through Housing Ombudsman Association as it's more cost effective ;)

Hi yes u r right about MR STUART (leave in with me and will look into yr complaint ) CRAwley that's his famous words only because he has not got a answer one of my neighbours tried the housing ombudsman they was rude and not helpful at all I live on Beaufort park and we the leaseholders have be trying to get a meeting with the finance dept and sales dept they keep fobbing us off I think its because they no they ripped us off big time .So sad that they have put people in this situation.Once again to anybody thinking of buying into anything were GENESIS are concerned DONT.

Oh Jez I am dealing with this organisation for Rawalpindi house in Canning Town. Yes I was always concerned about them because everytime I phoned they seemed totally ineffective at everything. Now I read the lease and realize they will be managing the flat, and I find this blog.

Actually this is full private purchase. The price seemed really good, problem is dealing with Genesis. There is still service charge and ground rent. I didn't know Genesis would be the managment company as well, thought they were just the developer. Problem is london is so expensive, genesis prices seemed more affordable, sure not the best locations, but for london price was good.

The chief executive of Genesis reportedly said that housing low-income families “won’t be my problem”. I wonder what those who founded Genesis almost 50 years ago would say to that.
Gensis are about to merge with Thames Valley Housing and there main objective is to sell off there old stock to pay off what the Government who funded them. "In the name of Social Housing" go alone and build new homes for Private Sell off and Shared Ownership.

Just read genesis 50 year history what a joke one person said they are great with repairs etc where I live the entry door system has be broken since last year they repaired it this year for one week it worked now its not working again yet we as leaseholders have to still pay for it the useless Pratt's.

The problem with Genesis is chronic ineptitude on the part of middle management; they are talentless individuals,nearly all African in origin, who all pursue their own agendas at the company's expense.Total lack of communication is a massive issue, but only to be expected from people who are barely literate, totally incompetent, and don't care anyway.Working life at Genesis is always problematic, but the problem is the people themselves,who cause the problems through the falseness of their attitude, their inability to see the bigger picture and their shambolic management outlook.Hence, an 'us and them' attitude prevails.

I've just read all if your comments above. Not shocked at all as I've been dealing with these knobheads since 2008 when they bought (??) our little close of houses. When we bought our 40% of these houses in 1993 it was Sutherland Housing Assoc who were as a housing association should be. The staff were (in the main) competent and courteous AND the accounts were accurate. If they over-estimated the service charges we'd get a refund. NOW, well, I could go on for days ... Don't worry I won't. None of the staff at Genesis have a clue what they're doing. Our rent and service charges are a work of fiction. Over the last few weeks we've all had three letters telling us what our increased rent and service charges are going to be, all with different amounts on them!!! THEN we got the letter from Allpay (company who take the direct debit) telling us they'd be taking yet another, INCREASED amount from our banks from April!!! Me and 4 of my neighbours/friends compared all of our letters ... and guess what ... not one of them is the same!!! Even though we're all in 2 bed houses and we all moved in at the beginning when they were newly built. One of my neighbours rang Genesis (before we'd compared amounts) and the guy who answered couldn't answer any of his questions. He couldn't care less.
I've emailed WAVENEY WARDEN twice now with no response. Second time I copied in customer services. Still no response. Bastards.
Another issue (I know I said I wouldn't go on but I'm so pissed off and I'm off work so have time!!!) is the (so called) gardening. They just don't show up. Haven't been for months. And when they do they just use power tools to chop the bushes (badly) and the heads off the weeds!!! Lazy knobheads. We had a lovely gardener who took pride in his work. Genesis got rid of him cos they said he was too expensive ... only because they were charging our close for the gardening in another close as well!!! So we pay more money for no gardening!!! Absolute dickheads. I don't know if anyone will even see this but had a nice rant ��

Agree with all who have commented, I have been renting from this landlord since 2016 and have nearly had a nervous breakdown I have never been so unhappy and stressed out, they are refusing to do anything about neighbouring noises which are ruining our lives, we cannot enjoy our flat, we cannot rest, we cannot study, I do not have any enjoyment of my home (if I can call it one) and the only response I get even with recordings from my local council is, we are taking no action!! all they care about is the rent, they are disgusting, have no manners, are not professional and do not care about tenants welfare. I hope some one takes over this shambles of a company and turns it around so that decent people have a nice home to live in. I am hoping the Housing Ombudsman will do something about them, I am sure its not the first time they have dealt with a complaint regarding Genesis. DO NOT RENT FROM THIS LANDLORD.......
